How does Tenarize handle Section 8 grounds and notice periods?

When you record a notice, you select the Section 8 grounds you're relying on from a list of sixteen relevant to an ordinary private residential landlord. Each carries its statutory minimum notice period.

Tenarize calculates the earliest valid notice expiry date from the grounds you've selected and pre-fills it. You can overwrite that date — the same field also records a tenant's own notice to quit or a court order, where the Section 8 periods don't apply — but if what you enter is shorter than the minimum for a ground you've cited, Tenarize tells you which ground and what the earliest valid date would be. It won't stop you saving it.

A Notice card records a served notice independently of actually ending the tenancy, and drives a reminder if the tenant hasn't left by the expiry date.

Tenarize also warns you about the other way a possession claim fails on paperwork. Since 1 May 2026 a court cannot make a possession order on any ground except Ground 7A or Ground 14 while a tenancy deposit duty is outstanding — the money not in a scheme, or the prescribed information never given.
