How do I add a property?

1. From Properties or the map, choose New property.
2. Start typing the address. Picking a suggestion fills the address lines, postcode and map position for you, and tells Tenarize which country the property is in.
3. Or type the address in yourself and press Find from address — Tenarize looks it up within the postcode you gave it.
4. Check the pin on the map, and drag it if it isn't on the right building. The label under the map says how the position was arrived at — matched to the address, to the street only, or to the centre of the postcode.
5. Set the property type, number of bedrooms, and — importantly — the furnishing status.
6. Add licensing details if the property needs an HMO or selective licence, and any notes.

Worth knowing: A property can't be saved without a location, and Tenarize refuses a pin that sits implausibly far from its own postcode. The pin drives your map view, and the tenant portal uses the coordinates to work out which council bills the address — so a pin in the wrong place is not only cosmetic.

Worth knowing: Furnishing status is required when you create a property because it decides whether the compliance checklist includes the Furniture and Furnishings (Fire) (Safety) Regulations 1988 item. Leaving it wrong quietly under-states a real legal duty.
