Letting a property in England means holding a set of deadlines that nobody reminds you about. The gas safety certificate has to be renewed every year. The deposit has to be protected within 30 days of the day it arrives. Right to Rent has to be checked before the tenancy starts, not after it. The alarms have to be tested on the day the tenant moves in. Get one wrong and the penalty runs from a fine to a criminal offence — and since Section 21 was abolished on 1 May 2026 there is no fixed term and no renewal date to hang any of it on. If you self-manage, all of that is yours to track.
Tenarize is software for private landlords in England who manage their own properties, rather than paying a letting agent to do it. It opened for signups on 27 August 2026. This post is what it does and what it costs — because that's what you'd want to know before trusting anything with a statutory duty.
Why this exists
A landlord who self-manages carries the same legal duties as a professional one, with none of the infrastructure. Four things make that harder than it needs to be.
- Compliance keeps changing. Gas safety, EICR, EPC, Right to Rent, the Renters' Rights Act — it's a moving target, and getting it wrong is a criminal offence, not a paperwork problem.
- Nobody tells you the steps. A first-time landlord has no checklist for vetting, compliance and move-in. You're guessing, and finding out what you missed after the fact.
- Agencies take around 10% of your rent for work you could track yourself with the right tools.
- Rent collection over a bank transfer feels unofficial — no record, no reminders, and nothing to show if a payment history is ever needed.
Section 21 was abolished on 1 May 2026, which is part of why the second problem got sharper. Every assured tenancy is now periodic from the outset — there's no fixed term, so there's no renewal date to hang your certificate checks and rent review on. You have to set that date yourself, or have something that does it for you.
What Tenarize does
- A vetting checklist — Right to Rent, ID, income, credit, references and guarantor, in order.
- A compliance checklist — gas safety, EICR, EPC, alarms, the Renters' Rights Act information sheet, Legionella, deposit protection, insurance, the tenancy agreement itself, and furniture fire safety where the property is let furnished — with reminders before certificates and licences expire, in one notification feed.
- A tenancy agreement, generated and e-signed. The e-signature is real and legally binding, recording who signed and when. The agreement itself is not solicitor-reviewed — worth saying plainly, because it's the kind of thing that's easy to gloss over and shouldn't be.
- Rent collected by Bacs Direct Debit, tracked automatically with a full payment history, plus optional recurring auto-pay that the tenant switches on and controls.
- A tenant portal — documents, rent, e-signing and maintenance reporting, on the other side of the same tenancy.
- Room-by-room HMO letting and multi-unit building grouping, for licensing tracked as structured data rather than a note in a folder.
- A supplier database of real local tradespeople, filtered by area and category.
- An audit trail export per tenancy, for a dispute or a tribunal.
- Rent and maintenance reports, PDF or CSV, with UK-tax-year presets — a CSV counts as a valid digital link for Making Tax Digital for Income Tax, which applies above £50,000 gross rent from 6 April 2026.

What it costs
- Starter — £15/month, 1–5 properties
- Growth — £35/month, 6–10 properties
- Portfolio — £75/month, 11–20 properties, plus £1/month per property above that
- Annual billing saves 20% — £144, £336 or £720 a year
- One month free to start, card required up front, skippable, once per account
- A full refund if you cancel within the first three months and don't have an active tenancy
All of these include VAT — nothing is added on top.
